About 3 months ago I posted on here about an electric stove where the burner receptacles had burned out. I ordered 1 replacement, had one of my handymen go install it & he said 2 more were bad, so had him replace all off them. (Stove was only 3 yrs old)

Now the tenant emails & says there's a problem again with the stove burners, and they sometimes see a spark.

This time I call a different handyman & he says there could be a problem with the wiring. He's close by (I'm not) so I had him go there. It turns out that the tenant has put aluminum foil under the stove top and that was the cause of the problem. He told the tenant it was dangerous & not to use the foil there. (He also told me the burner pans were extremely worn from cooking at prolonged high heat.)

I called the first handyman back today & asked him if the tenant had foil there when he went to replace the receptacles. The answer was yes - but this handyman didn't know it was a problem!

So this is just an FYI - I didn't even think to ask the tenant whether he had used foil under the stove top, since all my other units have gas stoves and never saw this issue before.

The tenant is otherwise OK - pays on time, keeps unit clean. But I intend to raise the rent at lease renewal to cover this little fiasco.

Following up: I did some 'Googling' and found this in a document from a Washington state site. Not sure exactly where it came from - but looks like a good clause to add to my next lease or addendum

"Aluminum Foil

Policy: The use of aluminum foil in oven and under stove top burners is not permitted.

Discussion: The use of foil in the oven and under stove top burners is not permitted for the following reasons:

1. The foil causes the element to over heat and burn out;

2. The foil collects grease and food particles that can ignite causing a fire;

3. The foil can come into contact with the wiring causing an electrical short and possible fire. "

Thanks for sharing.

That is a common thing tenants do not to dirty the tray. Not sure what the alternative is..

I don't know ... I've had gas for 30+ years but in my prior house I had electric. I used foil and never had an issue. both my grandmothers and my mother used foil ... I put it under the top and also lined the burner pans with it. when I discovered those little aluminum discs, I has in heaven... I've actually got them for my gas stove too - don't use them daily but for tomorrow when I'll be creating a huge mess I'll get them out and toss them at the end of the day.

perhaps because #2 and #3 above are careless and not the foil itself

I also cook on high all the time - not relative but I also need to clean my stove quite often !! - when I had electric, I never destroyed a burner pan by doing so.

Nicole - this wasn't foil on the burner pans. They lifted up the stove top and put foil over the wiring, etc. underneath the whole stove top. Then are surprised to see sparks!

I see this all the time under the cover, if it flat there is no problem but when it is curled up to the wiring and greasy the flash fire occurs - the wiring has 3-4 layers of coating so hardly ever makes a problem but worn sockets can make trouble just the same as the ones in the wall.

Yikes! Under the hood? NO!

But to line the pans, yes.

Some of your Mexican residents cover the entire stove top and it helps clean up.

BUT,

do not cover the burners!

I have a few residents (different units) that use the burners and oven to heat the unit. Unit has gas wall heaters but the have the gas shut off.

Good luck

Is aluminum foil safe in electric oven?

Not only is it safe to cook with aluminum foil in the oven, but cooking with aluminum foil can help transmit heat readily and make cleanup easier.

Can I put foil on the bottom of my stove?

Foil reflects heat and can cause your baked goods to cook too fast. Placing foil on the bottom of a gas oven can disrupt the flame. This can damage your stove as well as cause your food to be undercooked.

Why do people put aluminum foil on stove?

It prevents any oil splatter or other types of spills from baking in to the stove top.
